I'm asking this because what's appropriate for one type of project is inappropriate for another kind of project.

Before I got married I was such a gypsy I would have never wanted to have been tied down that long.We've got 100K in credit available, and aside from flooring (No payments until 2020 kind of deals) I'd really rather not charge all the reno.

What would be most helpful for me would be to get into the numbers...and to hear what kind of returns (on equity...but maybe also ROA) would be considered 'decent', 'mediocre', or 'great' at this type of scale..

That's a terrible investment in this kind of market.BTW, I don't do SFRs anymore so won't do this even if the cash flow was $5k/month.
