Day after we bought the place, the tenant told us that he was broke and moving ASAP - that one of the owners (it was a partnership) had paid his rent for him the previous couple of months so they could sell it with at least one side occupied.That caught us by surprise, but it all worked out - we were going to give him 30-day notice anyhow b/c we didn't want his dogs.And the next duplex - the owner told us rent was $625.

They may have said okay to the roommate they will sublet but his name is still on the lease so to you the third roommate is still responsible and when you send notices include that individual.

Even if a property was a stinker when they bought it in the wrong cycle they have the power to hold on until the cycle gets high enough to drop for close to full value.I would just be cordial and say " Hello, I noticed your property at XXXX address shows you are the owner is that correct??""
