The guy met me at the house to show it and at his office for the contract, again his commission wasn't major but more than enough for us spending less than an hr together, not to mention I'll be using him to list my rentals.

They've pretty much dried up by me, at least the ones that investors can buy.The county that I live and invest in has a population of 840,000 and there are a total of four HUD houses for sale that investors can buy.

Also, I think I will need to be on site quite a bit to ensure the rehab timeline progresses well, so that rules out out of state for me, at least for now.
