Hello Everyone my name is Mike and I just started reading BP a couple of weeks ago.I have been just browsing for a while and finally decided to introduce myself.Currently I live in NY but I am looking at the rental properties for sale Irvington NJ area since the prices look very attractive.

I'm stating the goal now that we'll come up with a plan for reducing our debt-to-income ratio (mortgages are our ONLY debt, period) and stay attractive to boring old conventional lenders. 

It seems as if some people can face a tax bill increase of 50%, maybe even more.With the low interest rates and overall low taxes has made Chicago attractive to investors and homebuyers, in many cases creating bidding wars.

I am fortunate to have a great job in Finance in Boston, so I am looking for buy-and-hold situations that will attract relatively low maintenance tenants.I have listened to half of the podcasts and have been reading everything that I can get my hands on.

I had been thinking about trying to attract more renters being on section 8.

How do you find the condo market and what is that attraction to buying a multifamily where you are only making 150 a door, wouldn't a local investment where you make on the rehab and 600 cash flow positive on two suites, an upper and a lower, be just as profatable?

The price point of property here will matter a great deal, in terms of, attracting the right tenant.

Rules including but not limited to;Tithing, if you're religious- When I was religious I never really understood why I "had' to tithe to reach success in business.Using the law of attraction- I am a positive thinker so I use this method for the most part.Donating to charity/iesCutting off ALL friends that aren't motivating or doing anything with their lives....Completely cutting them off, as in not even an occasional catch up lunch.
