You could suggest them to put their rent into escrow until the leak is rectified, but a rent decrease seems a bit excessive unless the kitchen is totally destroyed and or unusable.

It's going to be a money soak and large loss because it seems like the principal wants to outsource eyes, ears, and skills and is willing to pay someone else to bring their own people which costs 2-4x as much as having some of your subs and eyes on the job.If I had other pressing business concerns, I would sell all of the properties in a portfolio sale, bank the money and repurpose it, and let someone else do it all.

I was hoping to cash out refi and pull out 160k but it seems that can't happen in the first six months. you can pull what you paid for it and that's it.To answer your question, we have been cold calling homeowners and knocking on doors to find deals. we also signed up with a lead generator as well.

(They concentrate/force the equity into their class B shares 13/18 million so they get 72% of the future capital appreciation at the higher 30% cut, versus 5/18mil at the lower 20% rate) They also seem to be overpaying in this downward trending multi-family environment.

Hello everyone.I plan on househacking and, since multi-family is hard to come by, I have heard some people buy a SFH and live in the basement while renting out the rest of the home and renovate the basement in the process.To me it seems like it wouldn't really impact rent amounts too much unless I added bedrooms and I feel like the deal would already have to cash flow because of that I know this can be pretty nuanced but I am open to everyone's thoughts.Thank you!
