I am trying to see where to find financing to turn this 8 unit office building into a bed and breakfast with 8 rooms. 

Sure, there are all kinds of problems with this, but I'd find out what the laws are in your state- that way you can move forward with confidence.

Don’t get me wrong, we have been blessed to buy a great property at the right time, but I could send a kid to college on that kind of money and it is possibly going to an avoidable tax. 

I am so sorry that you have had this kind of experience.

Now if the 3 day seminar is just a big up sale event, then that kind of activity really angers me.

If they stumble then they are their friend....You don't forget those kind of details unless you are incompetent....I've done this with tenants that came from a single family home as opposed to a verifiable apartment complex for the last 3 years.
