I think a handy visual like that is great to help educate people where they stand.

Ian, You could probably get a slightly higher rent, but I doubt that adding another bath would change the dynamic from a break-even deal into a cash-flowing deal.

I have one good friend who's a cop who acts like this in situations of a different nature but similar dynamics.  

I'm curious what is currently available out there for visualizing rental property trends in a given area by heat map in order to become more familiar with average rental rates and property values?

I do think the dynamics change once you've done a few deals through an agent. 

However with private lenders the dynamics change somewhat.

I had a pitch book.. people are visual.. my dad taught me the pitch in the early 70s  with all my color coded maps and pictures etc. you lead them through the presentation.. so you present qualify then CLOSE... most can't close don't know how to close and simply can't ask for the order.. that is the key.
