I would do the following:- Send an intro letter instructing tenant you have taken over management and where, how to send rent and whom to make money order, check out to or how to log into a portal to make a payment, etc.

With property managers that use a cutback service they instruct  tenant to put the utilities in their name and if they failed to do so by the move-in date then the property manager bills them for the amount they used during the time they failed to switch it over.

As a newbie I am in great need of direction and guidance, as this can feel overwhelming; yet Bruce literally educated me with so much amazing instruction that I feel confident in getting started with a clear direction.

I'll just follow what they are instructed to do, if you're bored of Realtors gets involved that's an open question I guess depending  on your state laws and whose lawyer is better, but the chances of them finding out is really not that high
