Outside or above and beyond what we have listed here and to some degree even this list itself is subject to change and the file content really depends on the Seller and Buyer and is agreed in some fashion in the purchase contract.  

If you have enough equity in your pocket I would move forward in that fashion.

I'm worried he will say yes.If the seller accepts, it will be my first deal. and there will be a lot riding on me. there is something in me (no idea if its my head or my heart) that is telling me that I can do this and that it is just another challenge to over come.I keep telling myself not to look at the whole picture at once because i will get overwhelmed. 

If you are trading out of SFR into MF for the sake of riding an appreciation wave, then the advice given by Paul Timmins is spot on.

But for now, I want to find those wholesalers and marketers who have the deals, purchase less then market value (much less), rehab and then ride the remaining upside in appreciation provided by the improving market.  

The podcast are awesome and can really cut a drive or a plane ride down.
