If they didn't do this hike, the market would've reacted the exact way they wouldn't have wanted.What they need to do is sit on it and not possibly do the massive jump and cut like they are entertaining.

I'm entertaining the idea of managing it myself, however, I live ~4 hours away and this may not be feasible.

For us, it saved us several  thousand and we are going to market it as additional outside entertaining area. 

Fast forward to today and I got a call saying the owner really needs to sell and would entertain any offers.

It's a great way to entertain the kids when its raining, etc. 

Sounds like too many variables for me to feel comfortable and if I can't obviously get more for the property than a straight cash deal, it makes zero sense to entertain doing an OWC deal.
