instead of a lender try to find a capital partner and share the deals.. thats what I do provide money for JV's  works great its a win win.. your going to waste your time trying to find nothing down lenders.. unless you already have one that really loves you then its possible.

I highly recommend you travel to the market yourself and spend a couple days driving around, looking at various properties, if you are going to be buying anywhere.

We only do this when we see opportunity, not when the property is already maxed out.

In my experience, however, I don't think there are much benefit from doing this versus just opening a new LLC for your PA investments.

Needs to be in a rental area because no homeowner neighborhood would like to have tons of renters going in and out of a property.
