I would offer to manage the STR for them (at whatever is the standard commission), and based on my AirDNA data, we would still bring them in that "double the current monthly payments"... plus I would be earning an additional revenue stream, plus there's a solid paid-for piece of property that should retain value and gain equity over time.

Written notice should be delivered to Tenant via USPS (or as otherwise outlined in the lease) and you should retain a 'proof of mailing' for your records --- ALSO check with your county (or your lawyer) to see if they have a standard 30 day notice (month-to-month) form they use.
