I have a client who is doing the same thing in Chicago, the reason FHA requires you to live there is because the assumption is you will better take care of a place you live in, so as long as your bed is in the building they don't care how many renters you have.

It has a bathroom, sink, water, electricity, AC and is being converted into a 3 bed 1 1/2 bath apartment.

I noticed that one of my bed legs (has a wheel) has really worn away at the wood floor (maybe 5 inches length x 1-2inches in width) probably from me sliding the bed at times back into place.

if the cap rate calculation is right (can't tell you how many times i have found it isn't) and reasonable i do the following:i've created a spreadsheet broken down by 1)basic prop details (address, tax ID, asking price, prop description (i.e. 4 unit, 2 bed, 1 bath), year built, average rent per unit) and the date i reviewed the property 2) loan details (estimated sale price, down payment, closing costs (estimated), interest rate, term, estimated cost to rehab/fix stuff on day 1, 3) financial details, gross rent, rent reserves (typically 3 or 5% of gross), disclosed expenses, my estimated expenses.  

im in Holladay and thats what I get for one of my duplex rentals, about thee same size. 3 bed 1.5 bath, very dated though.Ill tell you a quick story.IT was previously rented for 1995/month.

A motel room with 2 beds and a bathroom is $400/week. 

Dining areas are inconsequential, I try to put a real bed or a sofa bed in dining areas. 

(for eg, if your truck is pickup truck with full size cargo bed, there is no limitation)  25k is if the truck was used 100% for rental. 

Just because they have been there longer doesnt make it right for them to continue to jump out of their beds with such force and noise.

Best bed is to settle your current financial situation and find a way to lower DTI.
