I have a client who is doing the same thing in Chicago, the reason FHA requires you to live there is because the assumption is you will better take care of a place you live in, so as long as your bed is in the building they don't care how many renters you have.

I noticed that one of my bed legs (has a wheel) has really worn away at the wood floor (maybe 5 inches length x 1-2inches in width) probably from me sliding the bed at times back into place.

if the cap rate calculation is right (can't tell you how many times i have found it isn't) and reasonable i do the following:i've created a spreadsheet broken down by 1)basic prop details (address, tax ID, asking price, prop description (i.e. 4 unit, 2 bed, 1 bath), year built, average rent per unit) and the date i reviewed the property 2) loan details (estimated sale price, down payment, closing costs (estimated), interest rate, term, estimated cost to rehab/fix stuff on day 1, 3) financial details, gross rent, rent reserves (typically 3 or 5% of gross), disclosed expenses, my estimated expenses.

im in Holladay and thats what I get for one of my duplex rentals, about thee same size. 3 bed 1.5 bath, very dated though.Ill tell you a quick story.IT was previously rented for 1995/month.
