I guess (northern) NJ isn't the only state that customarily uses attorneys in real estate transactions.Caleb Thurston - my rule is that I always use an attorney for first time assignees/end buyers to protect my fee.

I'd advise you to do whatever you can to own Denver real estate rather than going out of state to chase cash flow. 

I'm already pre-approved and looking for opportunities, which is where I'm kind of stuck as I don't have the contacts in the state.
