I’ve gotten her to come around to real estate investing fully, but she wants to speak with a “professional” first which is somewhat impossible to argue with as being a “bad idea” unless she’s going to read all I’ve read which isn’t going to happen any time soon.

My thought is to set up the LLC as say, “ABC Property Management, LLC” and then file a D/B/A as “XYZ Realty” with the PM LLC as the parent company.

I honestly tend to listen to business/self-improvement type books on audible and read real estate books (although I listen to tons of real estate podcasts).My real estate audible recs would be:-ABCs of Real Estate Investing by Ken McElroy (not narrated by him but SO good and not too long)-E-Myth Real Estate Investor by Paul Esajian, Than Merrill and Michael GerberFor non real estate books I really like:-anything by Grant Cardone — plus he narrates his own stuff and adlibs/adds more content.

Lets say you go the cheap route and do a limited service as suggested above, you are still paying 400-1200 dollars for an MLS posting, and you still better pay a 3% buyer commission if you want to sell quickly or near asking price.So really we are talking about the difference of 1-2% on most listings, which would grant you in the case of my brokerage (free professional photographer, staging advice, a full walkthrough and feedback on every aspect of your home, full representation from pre-listing until closing, you do not take phone calls, emails, scheduling, negotiating, arguing, etc with buyers, or buyers agents, you are not responsible for corresponding with the lender and title company, sometimes daily.)
