:(Dog owners are certainly responsible for their animal, if any of my tenants had a medium or large dog they were required to have insurance, while a Yorkie can be mean and bite, I'm not too concerned about the tiny ones. :)

Hi everyone, I finished rehab on my new rental (recently purchased a new 2 family house) and interviewed a young couple today with a small boy (2 years old self disclosed) and I really liked them; however, of course they mentioned they have a medium dog, a boxer in this case.

This piece of wood is the same length as the window's width.Then I cut another piece of 1X4 eight inches longer than the window width, and mount it over the top edge of the window, onto the wall, forming a 90 degree angle with the piece recessed into the window.

Since doing this, my no-shows have dropped off noticeably.I used to do the phone, but ceased for reasons twofold: (1) many phone calls were from people that did not pre-screen themselves by reading my ad, and it was a waste of my time, and (2) many people prefer to email/text, so I am using the medium they prefer.Good luck!
