I think most americans would rather have a high tech job making $90,000/year than working in some small sweat shop sewing sweaters for $2 a day.

Don't sweat the little stuff.

Most investors will want to see skin in the game from someone pitching them an idea, so make sure you'll be joining as well over and above any sweat equity you'll be putting in.Also, never make promises on returns unless it will be a loan in which case if they don't get their monthly return, they will get the property through foreclosure, and this could ruin some friendships. 

Also the property would overly sweat on the inside causing other problems.

I am not talking about sweating copper lines myself. this is is simple plug and play...;-) all I need is proper parts and a little teflon tape.

I am excited because my appraisal is nice, allows for sweat equity if I sold at the price, but now I can apply for 80% LTV-more money.

I do not suggest selling on a pro forma for what the revenues and expenses would be after capital expenditures and/or sweat equity.

I love seeing the before and after of a remodel, and enjoying the sweat equity that was put into it.

Disagree - I think often people are quick to think something might be a security when there is a cash partner and a sweat equity partner.

I am a PM for a local contractor and get my construction work at cost as well as some personal sweat equity for a build out of $150,000 in costs.
