Agents are brained washed usually and you're not gonna have any luck usually in convencing them when it comes to short sale.

I see no reason at all to do anything to property manager #2, he inherited the tenants and was fired 2 months later, didn't even give him time to do much imo, you leave out a lot of detailsIf the 2nd manager was just fired (last 30 days) what part of this was he involved in and are you mad about!?

This tenant has a dog that goes in and out on rainy/snowy days. ...and this dog also slops water out it's dish. ...and they apparently aren't very careful washing dishes near the sink either.

Tacking on that, if you are hoping for further appreciation here in NYC, you're also going to get it for the property you're looking for in SF, so it might be a wash with both cities being the highest markets in the US.Rents are also flattening or actually dropping from what they were last year.

If you hire someone it is a wash as you pass on to the guest, but you should be thorough and count it in your gross income and also in expenses as it will have an effect on any ratios/percentages you calculate.Good luck with your real estate journey!
