You have to just network in real life and in forums and figure out who is real, but on your end, you have to build a reputation for delivering quality opportunities which is hard to do at 19.

When you have an actual deal/property you can ask for their offers and pick the lender that offers best terms, is easier to work with and has a good reputation.

You are local to LA, so we have vendor expo's and one day event over the weekend's, go there and spend few hours and connect/learn/explore, most of them are free but they will try to sell something :)
