The standard list would be Absentee owner, high equity, owned for at least a few years, possibly tax appraised value below median price point for your area.

There is one laundry room with a few machines,  The landscape is pretty basic with gravel and 4 really tall palm trees on the frontage road.

I actually just got a response from the title company that worked on my previous commercial deal as below and that clarified and echoed what you just said:"Yes, it is common practice to convey by Special Warranty Deed with commercial properties.

You just won't find them on the MLS.As mentioned already by others, either you find a distressed property so that you can create a value add, or you find something below market value.
