I knew I wanted a fixer-upper so that I could gain a lot of sweat equity when I finished.

I  brought an apartment complex to some investors with the agreement that I will hold 2 percent equity in the deal. What is the typical structure of what that is normally like/ Does anyone have any contract samples? 

You bring "Sweat Equity" to the table.  

It's deposit into your account every month same day no sweat.

Hopefully it's easy and you can not sweat her leaving too much

Obviously, I can't use it to pay my phone bill.One thing that you might not like: "sweat equity" is not allowed.In other words, if my property needs to be painted (which is does), I can not do it.

You may find an opportunity to acquire one or both properties with little capital down and the owner as bank ... if the eggs are cheap (or essentially free save a little sweat equity) it's not so bad having a few more in the basket.    

So I plan to send these manually (heavy sweat labor).

As I sweated my butt off and they watched me, they acquired a renewed respect for me and those harsh landlord/tenant lines seemed to fade away.
