If you use the hangouts app for text you can text through Google voice and you cell number.

My next step is going to give only this number to tenants and set this up so it forwards to my cell during business hours and then after will take a message.

Mine gets used frequently for lenders but, more importantly, it helps guide financial decision making, from buying a new cell phone to investment strategy decisions.  

So when they call I collect cell phone numbers, email addresses, what type of houses they like and what price range so I have all the right info when I come across a deal.
