You mentioned bad tenants , do they have to resign a lease with me at time of sale or are they still under previous owners lease.

However, I can't figure out if there is a form out there in order to put that in writing so I can give it to the title company to pay me at closing.

So - I've got potential rental income at $9600/year - with taxes, insurance, vacancy - that should put me at about $7000/year.
