@Mark Futalan I also use Schlage wireless deadbolts and door locks with Z-Wave and Nexia bridge setup. 

And that was the case.I'm a civil engineer with lots of bridge construction experience.So that's my point - get an engineer to crawl it.

Working from the core of town - first off the beautiful Sacramento River flows through the town, then there is Sundial Bridge and Turtle Bay Museum. 15 minutes from that there (west) is Old Shasta State Historical Park, (northwest) is Shasta Dam, and Lake Shasta (it has over 365 miles of shoreline) 30 minutes north of Redding is Shasta Caverns which offers tours and is also on the lake.

I tend to agree with hunter, rent is being paid already, so you screen her more for damage or disturbance issues with joint income obviously  ok....and you may end up with her there much of the time anyway if they are serious....In my experience, your only risk is the break up and being left with just her, but that may not happen or be a lease or two away and you could cross that bridge then (by not allowing her to be there solo)...

Maintenance and miles are all decent write offs as well that could help to bridge the loss gap.

If you just start throwing out low ball offers you are going burn bridges very fast with your agent and anyone else involved with the transaction.

An investor is not going to burn his bridge with you by going around you if he wants another deal from you in the future.
