Many agency lenders won't touch anything below $2M and even then could be unfavorable terms.

And if you can sell a property that had say a $100K basis and buy a property for $200K then you've doubled your basis and your write off. 

Plus,  if you have the ability to do another FHA 203k, it's a no-brainer.The low down payment is unbeatable, and then add on that the bank will all finance the renovation!  

Then you add the compounding effect of hurricane Dorian and it was crickets.

If your income is high enough that you won't qualify for financial aid (or you've saved enough in 529s) then it won't matter.

Then they realize it didn't and they need to find a new way to make money to keep the real estate investing going.  

Since then, I have sold all my active investments except 1.

the majority of even my national users are looking to keep cash in reserve and as such are looking to landlords to finance that TIA as additional rent at a return premium and then that extra rent bakes off in whatever term is negotiated.
