I've been asking more questions about the properties, specifically about some discrepancies with the numbers, and the broker I've been using has been somewhat hinting at the fact that nitpicking every little detail is more in the due diligence phase than the initial intro phase.

One thing though, you need to do an analysis on your returns of your real estate (hint: you should use software to do this) versus the expected returns on the TSP fund you invest in (for me I'm in C fund and will go to G-fund around S&P 2350 since the market looks toppy).A con is that you can only take out 50% or 50k, whatever is the lesser amount.

Day one cash flow is not the same as cash flow 10 years from now ... you need to make sure it is increasing on an inflation adjusted basis and that goes to the quality and long term supply & demand fundamentals of the neighborhood (hint: quality neighborhoods don't cash flow as well day 1, but do better +10 years).
