These houses where owned by the Housing Coalition, and they wanted out.We had units covered in human feces, people living in spaces with drywall missing with food and beer bottles stuffed in them.

We scheduled phone calls with about 800 of our investors, 400 down and 400 to go, and so far the feedback has been about 80% see this as an opportunity.  10% are stuffing their mattress, and 10% are looking at stocks. 

They'll take out walls, stairwells etc. stuffing their oversized (hand me down) couches up your walls.

The time you spend learning the market (something I'll bet pretty much everyone here has thought about at one time or another) can be spent driving for dollars, putting up bandit signs, stuffing envelopes...on and on... when you are starting out!

I'll try to keep this short...Have done 3 mailings ( a combination of yellow letters, hand written and stuffed in pretty envelopes letters, postcard mailings).

Specifically distressed owners are- recently gone through eviction in past six months, tax delinquent, absentee landlords, some driving for dollars houses with a noticed defect of their property.I'm still doing all the work myself- Printing out hand written font on a 5 x 7 yellow letter, printing same hand written font on envelope with mail merging from an excel spreadsheet, and stuffing each envelope plus putting the stamp on.

Stuffing our brains full of theory, facts and knowledge is not enough and is not education; however, our learning institutions have brain-washed everyone into thinking that is what learning is.  

The materials and stamp will cost you about half that, and the time it takes to do it yourself, in my experience, is about 1 minute per mailer (printing, stuffing, sealing, stamping, sending).
