So they way to be prepared is to have a report already typed or written up explaining the circumstances, property stolen and/or damaged with the costs and serial numbers if you have them in the case of them being stolen, and any opinions you may have to lead the detectives in a direction.

I would say that the biggest problem might not be that he's disabled, but that he's the former owner.He's already resentful and probably thinks that the house was stolen from him.

I've already had my identity stolen once and don't want to do it again, that's why I have a really hard  time trusting websites these days (especially the "sketchy" ones you mentioned).
