I've tried the lower 6-7% PMs and usually you'll either pay mark ups on repairs (what you've noted) or pay extra fees (i.e. labor hours, extra calls) that you may or may not notice.

We're ramping up to offer seller financing in BR this year, and we buy seller finance notes in LA in some circumstances.

Also, note that it is hard to accurately judge an area from afar based on exterior physical characteristics.

As a side note, this call to make the sale was probably the last time she willingly used the phone to communicate with me.Per our contract, one of the units came occupied with a tenant.

@Don Konipol, you bring up a good point both about diversification and active versus passive investments.To add to your point, it isn't just about diversifying in the way you note, although I understand since you are talking to a real estate investment forum.
