The best way to answer that is to put into a spreadsheet all capex items, list their existing age, their total life span, their remaining life span and the cost to replace.

Looking back pre GFC there has never been a 10 year span when this occurs.

Since it would not make sense to refinance after renovating I would ask around for money and give out a little bit of equity or set up a repayment plan due in a span of 5 years where it would make sense to refinance.
