Odie, I agree that you can't fit buying notes into an arbitrary timeline but it's a tangible goal for me and since then, I've been enjoying learning about notes and seeing how my world of brokerage and investing could converge into a reality without "tenants, toilets, and trash!"

As long as you can manage right, you keep pressure on them and treat them right then it all works out just fine.As I'm about to get into long term rentals (I'm putting my first offer on 4 family tomorrow) my biggest fear is to have to be committed to go to my rental property at 12am and have to fix broken sink or clogged toilet....

There was food on plates left around the living room, fly strips hanging from the kitchen light, fruit snacks on the carpet, and the toilets/showers looked like they had not been cleaned in 6+ months.

However the problem I'm having is that every time i start to get into a grove for the day, the phone decides to non-stop ring. with problems ranging from backed up toilet, to my light bulb in my bathroom is out.

You'll be dealing with vomit, dirty toilets and sinks, clogged drains, drywall repair, double or triple occupancy in a single occupancy room, dealing with the people that are the causes of the aforementioned things, and probably complaints from neighbors.

@Douglas SpenceYes and many other inspection items such as cracked window pane, paint the outside, changing a perfectly fine toilet supply line, changing a perfectly fine p-trap, trimming trees, etc.
