Things that could get in the way im putting out there now to make sure no surprises after someone does the work to get me quotes- New York State - Appraisal will barely be past 100k if that- 98% of my income comes from my rental portfolio (thats a new fun rule (to me) I just learned about)- Prefer something without a ton of fees and such.

Just because something didn't rent doesn't mean there's anything actionable.

What I disagree with is VRBO's blanketed take on pricing when it comes from a 3rd Party, which is something that was mentioned on the phone today. 

My leases say I can charge my tenants anytime I do something or pay for something they are responsible for.

Even if you get something in escrow right away, it's still a 30-45 day escrow period before you would get paid, unless you are working with cash Buyers.  

Now, I guess you could send the TCB some sort of document to cancel having you bring recorded as owner with the TCB deed - but I'm not sure that is something they would do.

A lot of investors start with something that's turnkey with value-add potential.
