House was 17 years old all brick rnach house with Andersen windows, solid hardwood floors, gas heat, ceramic tile baths and a new 6 month old roof. 

I’m fairly new to the self-managing/property management business and certainly new to dealing with section 8 tenants.I have a potential section 8 tenant who has inquired about one of my properties and they are in their opinion “disgusted” with the way the carpet looks however up until this point in my efforts of marketing the property I have not had one complaint concerning the carpet.That being said she has requested to rip out the carpet, in turn to replace the carpet with hardwood floors. 

If there are comps with the same floor plan those will usually be selected first.  

We currently have a pool table and foosball table for guests in first floor living space, but was thinking of adding a ping pong table in garage.   

I’m not super keen on having long-term tenants in a single-family home in California, but I’m open to advice on that.The house is in decent shape but could use new flooring, a paint job, and potentially heating and/or central AC, as well as blocking/taking out the existing fireplaces (don't love the idea of fireplaces in a rental). 

Other REIAs also.Get a list of subs for the trades;  a handyman (or 2) a plumber, electrician, roofer, flooring, painter....   

I have 80k that i can invest into a property The House is valued at about 900k he refinanced multiple times and he owes about 600k Mortgage is fixed at 3.4% for 30 more years Per month its at 3500 Right now 2nd floor is a two bedroom 1st floor is also a 2 bedroom.

We have a small rental property that had a tub drain leak causing extensive damage to the floor/subfloor.

For example my simple spruce up would be, renno bathroom, and kitchen, paint, and redo carpet upstairs.But if i think real deep into what I could do to make it a STUNNER then I think, knock down walls, create more open/broken floor plan, add central air, possibly do an addition to add a 3rd bedroom and second bath.So when you could do ANYTHING .. how do you draw the line of what you should do?

But it depends  on who your examiner is to we are building the same floor plan in a 90 lot sub and one plan goes to one examiner and comes right back  same plan goes to another examiner and its got red lines all over the dog gone thing
