I had a plumber look at it and cleaned/re-caulked where the foam gasket completely deteriorated and replaced the broken shower handle for 320.Then the restoration guy came and did not detect any moisture in the garage wall or upstairs bathroom.

So when you’re talking about those markets, I do think SFH/condos/2-4’s have distinct advantages over MF: better loans (low rate 30 year fixed/no need to refi in 5-7-10 years); much stronger appreciation; usually top notch tenants who are easier to deal with.)

If your agent is smart, the most they'll do is make a verbal offer at your price ... then, if the listing agent indicates a deal might be reached, then you formalize into a written offer.2) I'd take a closer look at the rehab costs to try and find ways to shave it down.
