I've heard of people that will scramble to find financing to cover a deal that they said they had cash for but really didn't.....but I don't sleep well doing that.

As you can imagine I have been scrambling to gather information.

Its better to face paying double rent than having to scramble to find housing when your deal falls through.  

Unlike with the construction loan I mentioned, you don't have to scramble to sell or refi...both of which require paying closing costs again.

Throw them in your trunk (yes, if I can do this with a honda accord, you can do it with anything)-Keep your hammer under your seat (bigger hammer = more leverage = easier to get into the ground)-Drive to the intersection, put on your hazards, and just scramble to put them on all sides.

The normal way to address these periodic capital expenditures is to create a reserve fund - incrementally built year over year - to be in a position to the cost of renewal/replacement, without having to scramble, divert, or borrow the funds needed.
