Coming back to your original point... the bottom line is that if there is a lien then it can be refinanced at anytime (you don’t have to wait 6 months)!

I think it needs to be a focused effort on targeting motivated sellers, bottom line.

@Dennis O'Loughlinthe bottom line is that it's not cash - there are strings attached.i personally would never, ever sign up for something like that. 

I would still love to hear anyone's experience with them - mainly just to see if they keep their promises when the rubber meets the road!

If it is big enough you could do a queen/twin bottom/top units.

I know when I buy foreclosures and exit.. on my disclosures there is very few things I attest to and I put at the bottom .. in the comments section buyer should conduct his or her own due diligence..  

So bottom line he meets  me a PML on BP I like him I do a background make sure he is a good citizen he checks out..
