You could remove or retain the lighting.or sell it online and make someone else do all the demo for you.

Typically this is going to outpace cash flow by quite a bit, but because of the lack of cash flow, you have to retain liquidity to handle any major expenses that come up.For instance... if you BRRRR a $75k home that rents for $900/mo and refinance all but $10k back out your probably looking at about $4,000 in cash flow over 5 years if you have a vacancy or two.

He retained a lawyer and fought it and he won....pretty quickly I might add!!  

I don't think there is a need to retain that list but others may have a different opinion.

Well @Stacy Davis I have never done wholesaling, so i might not be the guy to ask, but I might be the guy buying your deals, I did one Wholesale deal of a Multifamily hear in San Diego, and i didn't want to wholesale it, just a client came while i was in escrow, and i Just assigned the contract to the person, yes  you need the earnest money and thats about it. some larger wholesaling companies charge like retainer to make offers maybe thats a path you would like to take. feel free to send me PM and I see if I can help. 

So I understand that, but just wondering if there are other ways to structure this so that I retain ownership of these properties outside of the retirement account. 

I am looking to retain and would prefer a long term solution not hard money or short term.
