I haven't had any experience with it personally, but I have some contacts at Bee Safe, a brand based in Greensboro, NC and focused on climate-controlled storage facilities in retail locations.  

Paying retail with current interest rates makes it very difficult to cash flow.

These are the street level retail/restaurant spaces. 

Any recommendations for cold calling lists for either Wholesaling, or retail selling ( I am a realtor / flipper / associate architect).

You are typically paying retail or higher for turnkey so can't expect much appreciation growth in the near term and cashflow on paper vs reality are 2 completely different things.

If these are retail buyers looking for a second home, the HOA often has less impact on the sales prices.

These are probably people buying with a retail mindset.

Are these commercial properties like offices/retail or apartment buildings?

But hunting for deals in the retail pond will provide less than desired results...unless of course the investor wants to pay near retail and bank on appreciate...which of course is fool's gold.
