@Jacob NevarezGeneral red flags include many days on market (60 days+), few photos available online, under contract & reactivated multiple times, and no price drops if it has been on the market a while.

Since they're month-to-month, it might be worth having a respectful conversation, explaining the market situation and any improvements you're planning to make.Some tenants might leave, which could actually work in your favor if you're looking to renovate each unit.

There is a time and place to be lenient and forgiving on things within a lease, when someone is not respecting something big like this, you have to unfortunately be firm. 

Asking for a POF or commercial pre-app for photos also doesn't make sense to me because what's the big deal of just making the Google folder available, especially to someone on here who you can see has a full profile and business?

This growth cannot be guaranteed though, since it all depends on what happens in their respective economies.
