The only reason we don't qualify for traditional lending is because I took some time off to help my terminally ill father, and my husband has been in a commission-based role for less than a year (the lender said you need 2 years of history for that).

I only recently became licensed, so I would have a long way to go in order to comply with the 2-year experience requirement, but I have been an active investor for 5 years so I am wondering if I would fall within the 3 year exemption, below:- Have at least two years of experience as a licensed real estate salesperson or at least three years of experience in the general real estate field or a combination of both- Meet the minimum points required for the experience type (e.g., buying and selling your own property, managing property owned by your employer)Thanks in advance! 

I am looking to take money from my retirement that I accumulated from my previous employer and move it into a self directed IRA to buy a real estate investment.

Over that time we have acquired 4 properties, 6 doors. 

This will save you time and effort, as you won’t have to travel long distances to manage different properties or handle tenant issues.For your first investment, I suggest starting with 2-4 unit properties.

I am not from real estate background and have been referred to bigger pockets by friends.

@Zack Whiting Id change your mindset of real estate investing being a hobby and making it a more serious part of your life.

It was like paying for multiple Master's degrees to get our "real world" experience.  

And how much would you have spent in time and money to even find a deal?
