These are all propositions where you win.

Debt to Income is a losing proposition for investors.  

Shutting the water off at the road can be a very expensive proposition, and might trash the front lawn, because it typically has to be done by the town/village.In my case, the house was a full tear out of everything, so I just replumbed it while I had the walls open (I was doing every plumbing fixture in the house anyway) using PEX lines/connectors.

Either way, just don't forget about it.I ran the numbers I've outlined above and got what essentially becomes a break-even proposition.

If my STRs aren't netting me at least $1k per month I'm going to consider it a losing proposition - self-managing is too much work to settle for less, and hiring a property manager would suck up all the profits.  

To do that, it’s marketing 101: focus on what makes your property unique (your Unique Selling Proposition or USP).

Several, including myself, stepped forward and supported the proposition that there are legitimate merits to the program.
