What would a fair cut of the profits be?

The borrower gets the benefit of having access to capital fast and the lender gets the benefit of charging a higher interest rate and not having to pay taxes on the profit.

@Jay Hinrichs exactly the risk is even more than traditional development and the profit is actually less with more operational headaches.

I have seen turn over costs wipe out 3-5 years of profits on this class of property.

But, the profit margins look to be eye-popping, sometimes on the order of 10X or better.
