Applicant credit scores should be treated with a high level of care and should not be handed out when they aren't assured that you are locking them up and taking due care with private and sensitive data.So, many places, including the screening company we used for years before moving to a PM, provide a suitability score rather than the actual credit score. 

And with a twist, that everything from day 1 is designed and built to facilitate intaking private $ into the "fund".

You will get more for the property versus selling it to a private party or wholesaler.

Many large private lenders will work with smaller lenders as correspondents.

We have retirement accounts, a small private stock market account, and an emergency fund. 

I have had a few people reach out privately who have signed up. 

•Explore private lenders or hard money loans if you need higher leverage, though the interest rates will likely be much higher.

As an example, we joined an expensive, but exclusive private networking group 12 years ago.  

All is not lost, if you can find a seller of the apartments who is alos willing to finance the purchase for you;  Or look for a private/hard money lender.
