So you do have a point of comparison.3 Questions:Coming back to our Hypothetical example of the multi family complex, do you:1/compare with other 100+ similar multi family buildings and do your assessment like the example aboveor2/you use the most prevalent type of unit in the building, let's say: 1 bad, 1 bath and compare it with other similar houses even if not in an apartment complex....3)The other part is regarding markets, and this is why i brought this up: Do you know that the house you looked at is overpriced if you compare Kansas with Kentucky?

I am familiar with this as we own rentals in FlagstaffThis is definitely a real thing and prevalent in flagstaff I am not familiar with all the caveats, but the major one for us has always been Owner occupant restriction.

I only deal personally with licensed professionals... but a lot of my deals I fund I will see some little wholesale fee on the hud... so my vendors are using them... the reason this is so prevalent is the belief its easy quick money and the guru's sell the course's that tell the folks they can make a big money with NONE of there own so you get a lot of folks that have little wherewithal that give it a shot burn out rate is higher than burn out rate for agents.. and agents its about 50% based on my owning 3 brokerages over the years I suspect try and fail at wholesaling is closer to 90%...I am with you anything that comes close to sniffing a daisy chain and i am out..

Things to be leery of here, and in order of the prevalence IMO: 1A) beginners that think they know a lot and talk authoritatively but have no idea how much they don’t know. 1B) people who know their market and investment strategy very well and assume that’s the best for every one in every market5) people selling themselves, services, and partnerships Notice I go from 1A & 1B to #5.

Apparently common Brown Bats (most prevalent in North America) are relatively easy to evict, but Brazilian/Mexican Free-Tail Bats are very persistent and will attempt re-entry over a period of weeks!
