In many places, daycare costs, commuting, office clothes, taxes, meal prep, all take up a working person's full income when you switch to going back to the office.

I have personally specialized in SF homes for over 15 years now with Texas being one of those markets.

Private lenders generally have fewer restrictions, a faster process, and can structure loans based on the property’s value rather than just personal income.

I personally never look at BP on my phone or the app on my phone but i just checked it and its still there it brings up the forum threads maybe BC I already had it ? 

Lastly, are your real estate investing goals centered around this endeavor or for your personal portfolio, or both?

One person works for a well known home builder. 

It kinda creates a much smaller threshold for the tenant to save money if they were to keep an eye on their usage since I'm paying a large chunk of it, while also being able to keep any eye on how much they spend so it gives them that personal incentive to watch their usages.

My number one piece of advice is finding a group that you can attend online or in person to keep you motivated and accountable to your goals.
