When I was starting out, I was going to attend his mastermind but then I attended Eddie Speed’s and I wasn’t impressed either.

Unfortunately, some tenants may exaggerate to try to speed up maintenance requests.

I do one year, cycle maturities during peak rental times during spring and summer, enforce lease termination clauses if a resident leaves early, and file eviction for $40 on the 11th if rent is unpaid. 

The year round demand with two peaks (ski season and lake / beach season) combined with a lower regulation threat make them pretty good places to own an STR.

I’m just starting out in real estate and starting to believe the old school ways are not for me and STRs may be more my speed.

Recently we helped a few investors buy for 20% below the peak with extra concessions. 

Have a friend call posing as a prospect and have them tell you what happened.We are in the peak leasing season.  

STRs are so fluid with peak seasons for the attractions based on your location that it makes it a little tougher to guestimate what your numbers for the year could look like.

I needed to get up to speed quickly, figure out the niche that made sense, and start rebuilding our business after the market crash.
