I think its more important to build the systems and documented processes so that you can outsource.

I'm able to do minor repairs but would likely need to outsource to a property management team for regular maintenance as my 9-5 has me on the road (post covid).  

For me, I knew I wanted a tool that would be as automated as possible, something standardized I could outsource eventually, and something that could track different "pots" of money within one account so I could track saved money for repairs, CapEx, vacancy, etc within one savings account and even break those savings out by property.

It's actually better to invest out of state in my opinion so you're forced to outsource and delegate your real estate functions to others which will allow you to scale quicker.  

I got wind that the builder is checking their warranty language (outsourced to a third party I believe) to find a way out of responsibility. 

We own 50 SFR’s.  We currently do everything in excel.  I am not very computer literate.
