When I did my research for buying my properties in Costa Rica, I had one of the big STR management companies like Evolve analyze my potential profits and I used that info to raise money through bringing on partners to buy the properties.

Are you the only one on title or is the contractor on title too?

I am assuming you would be the one who owns and operates the LLC, so essentially, you would sign for the insurance policy would it still come up?

When I go into quickbooks, I can generate profit & loss statements any which way I like for whatever time period I'm interested in and see how each property is performing.
