Obviously, mortgages are longer than 24 hours so there is no direct correlation between fed funds and long-term mortgage rates.

Asset protection is an obvious reason for many, but if you are sued, in reality, the opposing attorney will do everything to get to you personally, anyways.

The ones still hiding in anonymity are the obvious scammers.

While we are both gainfully employed and have good income, our DTI (Debt to Income) is obviously incredibly skewed even though our properties cash flow. 

Obviously make sure you record liens against the property, try to get the borrower to personally guarantee the debt, charge points up front, get an appraisal.
