What are some pros that I can highlight from the seller’s perspective.Here are a few that I’ve come up with:1) monthly income at a higher interest rate;2) avoiding a larger tax bill by reducing the purchase price (on paper);3) a promissory note that they could potentially sell down the road.Any other major ones I am missing?

Beyond the sheer volume of work and little demand, even getting consistent data is next to impossible, and the reason why results are hit or missed is the bigger reason to invest with groups.I.e.

This in turn usually leads to missed deductions on the tax return.

Furthermore, while not obligated, RTR financially contributed to help this investor offset missed rents from the tenant, which it sounds like the investor later recovered from the tenant eventually.

We missed a few great deals in 2022/2023 because we has an escalation clause that was nearsighted.

I might be missing something but I don't see how this is "cheaper" monthly.
